The purpose of this job is to supervise maintenance and/or repair of school buildings, equipment, and related facilities within an assigned unit of the Maintenance Department in the Hamilton County Department of Education (HCDE). Responsibilities Acts in a professional, respectful, and courteous manner at all times. Creates a customer-focused climate and provides quality services and support to school and other stakeholders. Complies with applicable district, state, and federal codes, laws, rules, regulations, standards, policies and procedures. This includes: Ensuring staff compliance with all applicable codes, laws, rules, regulations, standards, policies and procedures; ensuring that physical structures, equipment/system operations, and repair/maintenance activities are in compliance with applicable laws and regulations; ensuring adherence to established safety procedures; monitoring work environment and use of safety equipment to ensure safety of employees, students, and other individuals; ensuring placement of safety cones/markers to alert students/teachers of work areas, wet floors, or other potential hazards; initiating any actions necessary to correct deviations or violations. Supervises work of a team of employees engaged in skilled, semi-skilled, and/or manual work in an assigned unit; supervises, directs, and evaluates assigned staff, processing employee concerns and problems, directing work, counseling, disciplining and completing employee performance appraisals; conducts or coordinates training activities. Coordinates daily work activities; organizes, prioritizes, and assigns work; monitors status of work in progress and inspects completed work; consults with assigned staff, assists with complex/problem situations, and provides technical expertise. Coordinates work activities with those of other skilled craft workers, other departments, school principals, outside contractors, or others as needed; meets with school principals or other officials to discuss repair/maintenance issues as needed. Plans, coordinates, and schedules projects; receives and prioritizes work orders and work requests; reviews requirements for each project with team workers; plans projects to minimize disruption to areas utilized/occupied by school students, teachers, or other individuals; develops price quotes/estimates for projects and materials; ensures availability of required equipment, tools, and materials; maintains records of completed work orders, including action taken, parts/purchases, and number of hours worked. Completes projects within budget and deadlines. Reads and interprets maps, diagrams, and blueprints. Responds to complaints and questions related to operations of assigned unit; provides information, researches problems, and initiates problem resolution. Obtains bids from outside contractors for maintenance services or materials; monitors work performed by outside contractors. Conducts inspections of buildings, equipment, and facilities to identify problems or necessary repair/maintenance work; reports potentially hazardous or dangerous situations to supervisor; responds to emergency situations. Performs administrative tasks associated with work activities; reviews employee time sheets and leave requests; completes/submits accident reports. Compiles or monitors various administrative and/or statistical data pertaining to department projects; performs research and makes necessary calculations; calculates costs spent for each school; analyzes data and identifies trends; prepares/generates reports. Operates a variety of machinery, equipment, and tools associated with department projects, which may include a utility vehicle, bucket truck, lift, trencher, air compressor, generator, pressure washer, pump, shop vacuum, drill, drill press, radial arm saw, reciprocating saw, circular saw, miter saw, table saw, jig saw, chain saw, tub saw, router, surface planer, sander, auger, bench grinder, side grinder, vise, refrigerant recovery machine, leak detector, pipe locator, pipe threading machine, pipe bender, torch, carpentry tools, plumbing tools, electrician tools, tile tools, carpet tools, window tools, mechanic tools, shovel, scaffolding, ladder, gauges, meters, diagnostic instruments, or two-way radio. Inspects/tests machinery, equipment and parts for proper operations; makes appropriate adjustments, repairs, or replacements; determines how to resolve problem situations safely and within budget. Performs general cleaning/maintenance tasks necessary to keep vehicles, equipment, and tools in operable condition, which may include inspecting equipment, checking fluid levels, replacing fluids, greasing equipment, replacing parts, washing/cleaning equipment, or cleaning shop/work areas; monitors equipment operations to maintain efficiency and safety; reports faulty equipment. Transports, loads and unloads various equipment and materials used in projects. Communicates through the proper channels to keep supervisor and other appropriate personnel informed of impending problems or events of unusual nature. Follows safety procedures, utilizes safety equipment, and monitors work environment to ensure safety of employees, students, and other individuals. Works collaboratively with school staff, students, parents, and other stakeholders. Attends work and arrives to work on time. Maintains confidentiality. Adheres to the Teacher Code of Ethics as defined by Tennessee Law. Attends meetings as needed. Travels to school locations and other locations throughout the district to perform job tasks. Provides assistance to other employees or departments as needed; assists other skilled-trade employees as needed. Operates a computer to enter, retrieve, review or modify data; verifies accuracy of entered data and makes corrections; utilizes word processing, database, e-mail, energy management system, or other programs; performs basic maintenance of computer system and office equipment, such as backing up data or replacing paper, ink, or toner; coordinates service/repair activities as needed. Prepares or completes various forms, reports, correspondence, purchase vouchers, warehouse requisitions, accident reports, on-the-job accident reports, time cards, or other documents. Receives various forms, reports, correspondence, work orders, backflow data sheets, purchase voucher records, vehicle maintenance schedules, codes, blueprints, diagrams, specifications, maps, asbestos management plan, material safety data sheets, manuals, catalogs, directories, reference materials, or other documentation; reviews, completes, processes, forwards or retains as appropriate. Monitors inventory of equipment and supplies; ensures availability of adequate materials to conduct work activities; initiates requests for new/replacement materials. Maintains a comprehensive, current knowledge of applicable codes, laws, and regulations; maintains an awareness of new materials, methods, trends and advances in the profession Performs other duties as assigned. Qualifications Knowledge/Education/Experience: Assignment to Electrical and Mechanical Unit requires: High school diploma or GED; supplemented by vocational/technical degree or apprenticeship in electrical systems; supplemented by three (3) years previous experience and/or training that includes installation, repair, and maintenance of electrical systems/equipment and general building maintenance; or any equivalent combination of education, training, and experience which provides the requisite knowledge, skills, and abilities for this job. Must possess and maintain valid Hamilton County and City of Chattanooga Journeyman Electrician Licenses. Preferred but not required for applicant to possess a valid CDL license and Electrical Contractor License. Must possess and maintain a valid driver’s license. Assignment to Plumbing Maintenance Unit requires: High school diploma or GED; supplemented by vocational/technical degree or Apprenticeship in Plumbing. Three (3) years previous experience and/or training that includes installation, repair, and maintenance of plumbing/gas systems/fixtures, as well as welding, general building construction, and building maintenance preferred; or any equivalent combination of education, training, and experience which provides the requisite knowledge, skills, and abilities for this job. Must possess and maintain valid Hamilton County and City of Chattanooga Journeyman Plumbing Licenses. Must possess and maintain a valid driver’s license. Note: Check with the Electrical and Mechanical Services Supervisor to determine if the HVAC or Boiler Systems qualifications will be used for the Crew Supervisor job posting. Assignment to HVAC Maintenance Unit requires: High school diploma or GED; supplemented by vocational/technical training in refrigeration and heating, ventilation and air conditioning; supplemented by three (3) years previous experience and/or training that includes installation, repair and maintenance of heating, ventilation and air conditioning systems; or any equivalent combination of education, training, and experience which provides the requisite knowledge, skills, and abilities for this job. Must possess and maintain valid Hamilton County and/or City of Chattanooga Journeyman HVAC Mechanic, Gas, and/or Electrician Licenses. Must possess and maintain valid Environmental Protection Agency (EPA) Technician Type I/II Certification. Must possess and maintain valid Refrigerant Recovery Certification. Must possess and maintain a valid driver’s license. Or the following for Boiler Systems: High school diploma or GED; supplemented by vocational/technical training in a plumbing and steamfitter apprenticeship program or in boiler systems operations; supplemented by three (3) years previous experience and/or training that includes installation, repair and maintenance of boiler systems; or any equivalent combination of education, training, and experience which provides the requisite knowledge, skills, and abilities for this job. Must possess and maintain valid Hamilton County and/ or City of Chattanooga Journeyman HVAC Mechanic License. Must possess and maintain a valid driver’s license. Assignment to Building and Grounds Carpentry Maintenance Unit requires: High school diploma or GED; supplemented by vocational/technical degree or Apprenticeship in Carpentry; supplemented by three (3) years previous experience and/or training that includes residential/commercial carpentry, locksmith work, welding/fabrication, building construction, and general building maintenance; or any equivalent combination of education, training, and experience which provides the requisite knowledge, skills, and abilities for this job. Must possess and maintain a valid driver’s license. Assignment to Building and Grounds Service Team Maintenance Unit requires: High school diploma or GED; supplemented by two (2) years previous experience and/or training involving construction, carpentry, electrical work, plumbing, mechanics, or general building maintenance; or any equivalent combination of education, training, and experience which provides the requisite knowledge, skills, and abilities for this job. Must possess and maintain a valid driver’s license. Assignment to Building and Grounds Plaster/Painter Maintenance Unit requires: High school diploma or GED; supplemented by vocational/technical training in plastering; supplemented by three (3) years previous experience and/or training involving plastering, lathing, drywall installation, insulation installation, commercial/industrial painting, general building construction, and general building maintenance; or any equivalent combination of education, training, and experience which provides the requisite knowledge, skills, and abilities for this job. Must possess and maintain valid Journeyman Plasterer Certification. Must possess and maintain a valid driver’s license. Skills/Qualifications: Ability to communicate effectively verbally and in writing. Ability to effectively supervise a team of employees. Ability to prioritize job assignments and meet established deadlines. Ability to analyze a problem/situation, implement a cost effective solution, and maintain a positive relationship with the customer. Ability to use the required equipment and tools to complete job assignments. Ability to read and interpret instructions, blueprints, diagrams, maps, and other documents. Ability to perform addition, subtraction, multiplication, and division. Ability to calculate decimals and percentages. Ability to work in adverse weather and environmental conditions.
